Rubania

In the Roman domus the atrium was the central courtyard open to the sky: the roof sloped inward to the compluvium, the opening that gathered the rain of the whole surface and led it to the impluvium below. Domus, then the Buenos Aires casa chorizo, then the Ruban compound home — the same plan for two millennia: rooms around an open centre, the courtyard as thermal and social heart. The porteña casona is already a proto-compound home. Atrium does not convert it; it wakes it up.

The vertical takes large casonas — 300 to 800 m² — on ten-year real-estate leasing with an option to purchase at today's price, and fits them out as individual rooms with all services included: fifteen people to a house, each with their own room. A resident enters with no guarantor, no advance and no capital, pays month to month with a three-month minimum, and leaves when they want. The option to purchase is not a trade: it is the continuity insurance of the home, so that no change of owner can displace the people living in it.

On top of that, the house opens its courtyard to the city — meetups, talks, culture. Work from the network is there for residents who want it, opt-in and paid; work is never a condition of housing, and rent is never paid in labour. The house offers company and common life, not clinical care. And after two years of living together, a group can migrate whole: the cell stops receiving strangers who must learn to live together after moving, and starts receiving guilds already formed.

The vertical is global, the skin is local: Casonas is the first Atrium.

Fundus is the ground floor of the Rubanian economy: the social contract beneath the first guilds. Its instrument is the IOU.HOUSE, a portable habitation title — the right of a verified member to inhabit a standardized dwelling anywhere in the cell network. Dwellings are typified, so the title attaches to a template class, never to an address; relocating between guilds and cells moves people, not money.

Entry is free, and exit is unconditional at full title value — with a transitional bridge so a clean exit is also a viable one. The guilds' ventures earn external currency; sovereignty is paid in julios; the two circuits never mix. That separation is what lets whole teams of people join a guild, or leave it, without anyone being left stranded.

At the heart of every guild sits the Kernel — and inside it SOLGAS, the CHP Bioreactor: a downdraft gasifier feeding a combined heat-and-power plant, sized thermal-first at roughly 81 kW electric and 156 kW thermal per guild. It runs on the land's own carbon cycle: four to six hundred tonnes a year of bamboo, poplar or willow from the guild's standing energy forest.

Nothing is wasted. Exhaust heat cascades from biodigester to dairy to greenhouse floor to hot water; biochar returns to the soil as sequestered carbon; even the ash is vitrified into glass tiles and Vidrio-Adobe for construction. Open-source by design, maintainable by any mechanic, with standard automotive parts.

Civic OS — the Cell Operating System — is the software and institutional framework that lets a community of nearly a thousand deliberate, decide and account for itself. Deliberation happens on canonical argument maps; voting is only the final compression step, through liquid democracy with revocable, domain-scoped delegation. Work is recorded in the Human Action Registry as Praxion — effort decomposed into Cognitio, Sympathia and Labor.

The economy runs on the Julio, energy-anchored money: one julio equals one megajoule delivered on the cell's grid. Economic, epistemic and political standing are kept deliberately separate — if the three collapse into a single metric, hierarchy crystallizes. Not a justice calculator: a coordination amplifier, a structured mirror.

The Productora Audiovisual is the unit that monetizes the story before the land even exists: it generates revenue from day one by documenting the process. Teasers, a feature documentary paced by the Pillars — Tierra, Hogar, Energía, Fraternidad, Riqueza — live streaming from Breathing Land, and a gallery of designs the audience can stake on: the winners get built.

Every raising, every festival, every governance experiment is filmed as material for works with educational and commercial ends. The films feed the emotional register of the public sites while the corpus holds the technical truth — so the pattern spreads because people can see it working.

The Rubania Ring is a living map of the constellation: ten sites, one loop, how a cell comes to be. Read it clockwise. SEED — rubania.org is the front door, and Breathing Land the gathering that builds. DESIGN — Ruban Sim lets you draw and simulate your cell before breaking ground; Civic OS carries consent, commitments and coordination.

GROUND — Ruban Estate pools intent to find the land, IOU.LAND funds and prepares it, IOU.HOUSE develops ground into home. GROW — the Academy trains founders, Ruban School raises the children inside a living cell, and the Institute holds research and credentials. Each grown cell seeds the next one.

The GaiaSapiens Institute — Civilizatio Perennis — is the applied-research foundation asking a single question: how can humanity and Earth evolve into one regenerative superorganism? The Institute designs, measures and publishes; it does not build. Seven faculties and six cross-faculty programs treat a cell under construction as a thousand-sensor laboratory.

Findings are codified into the open Rubania Pattern Language through a Build → Measure → Codify → Multiply loop. Knowledge is held as commons in steward-ownership, and founding a new cell is a credentialed act earned through the Academy — the mechanism that will carry the Reticular Fabric across bioregions.

"One cell proves it is possible. The Institute makes it inevitable."

Breathing Land is not a festival that burns and vanishes. It is a recurring convergence on the same land, and each edition leaves permanent infrastructure behind: swales and ponds, kitchens, the first roofed structures, a prototype Compound Home. The festival is the construction crew — participants build what they will later inhabit.

It stacks four functions at once: a crowdfunding event disguised as a gathering, a cultural filter that selects by action rather than application, a distributed school across six tracks, and incremental construction. Hours worked are recorded as Praxion, so early contributors aren't forgotten. The cell is born when more happens between festivals than during them — and from then on, the festival belongs to its residents.

Ruban Developing is the development layer. The Land Trust acquires, protects and conditions the land — it never sells and never builds; houses, workshops and occupancy rights live here. What gets built is metabolic architecture: buildings that participate in the settlement's energy, water and nutrient cycles the way organs participate in a body.

Superadobe domes, structural bamboo, straw bale and Vidrio-Adobe made from the reactor's own vitrified ash — in the signature seven-layer dome wall, the only external input is a bag of Portland cement. A full compound takes about 240 hours of labour and $650 of purchased materials per inhabitant, financed through IOU.HOUSE subscriptions under two-phase escrow: no title without a funded unit behind it.
